Waterproofing

Water always finds a way in. Unless it can't.

The Stakes

A $500 sealant failure becomes a $50,000 repair.

Wind-driven rain exploits every failed joint, hairline crack, and worn coating. Once moisture reaches the steel inside your concrete, corrosion starts — silently. Waterproofing is the cheapest structural insurance your building will ever buy.

  • High-build elastomeric wall coatings that bridge hairline cracks
  • Urethane joint sealants and expansion joint systems
  • Balcony, walkway, and deck coating systems
  • Window and penetration detailing done to spec
  • Moisture-source investigation before we quote — not after we fail

The Process

Diagnose. Seal. Verify.

01 — DIAGNOSE

Find the real source

Water travels. We trace intrusion to its true entry point so you pay to fix causes, not symptoms.

02 — SEAL

System, not spot-fix

Coatings, sealants, and detailing installed as one continuous envelope system — to manufacturer specification.

03 — VERIFY

Prove it's dry

Water testing and documentation before we call it done. Warranty in writing on every system we install.

Waterproofing questions we hear weekly.

Can't we just paint over the cracks?

Standard paint will hide a crack for a season — then re-crack and let water back in. Elastomeric systems stay flexible and bridge hairline movement. That's the difference between decorating and protecting.

How do we know if our building needs waterproofing?

Warning signs: interior water stains after storms, efflorescence (white mineral streaks), bubbling paint, rust stains bleeding through concrete, or sealants that are cracked and brittle. If you're seeing any of these, an assessment costs nothing and waiting costs plenty.

Do you coordinate with our engineer?

Yes — we regularly work from engineer-of-record specifications and provide the documentation associations need for reserve studies and inspections.
