HOA Multi-Unit Residential Projects - Mora Painting

This 60-unit residential repainting project has been divided into three phases that will be completed over the course of a three-year time period.

Given the vast amount of vegetation that surrounds the property and the delicate cedar siding on the exterior of the villas, projects like Bridge Way require a high level of professional expertise and attention to detail. Key steps in the process include pressure washing, clear coating, patching, caulking and assessing the correct amount of paint for application. These key steps, along with adherence to strict quality standards, help to ensure that Sherwin-Williams and Mora Painters can uphold the seven-year warranties that are offered by both companies.

Project Specifications
60 villas were repainted over the course of 3 years. 20 villas were repainted at a time. The process took 6-8 weeks to complete each group of 20.

This included siding, fascia and soffit wood repainting, pressure cleaning of each residence, inspecting for any damage wood and sealant detail, and priming all bare wood surfaces before painting. The scope of work applies to all wood substrates including wood fascia, soffit, trim, trellis, doors/frames, mail boxes, garage doors/frames, and unit entry gates.

Wood Siding

• Primer: One Coat Sherwin-Williams LOXON Guide Coat sprayed on only if needed.
• Finish: One Coat Sherwin-Williams Super Paint Satin A89 Series spray and back rolled in to achieve an even uniform finish.

Wood Fascia, Trim, Trellis, Doors/Frames, Perimeter Fences, Inside Fences, Garage Doors/Frames

• Primer: Spot prime with Sherwin-Williams Pro Block Latex Primer rolled on and back rolled to achieve an even uniform finish.
• First Coat: One Coat Sherwin-Williams LOXON Guide Coat sprayed on.
• Finish Coat: One Coat Sherwin-Williams Super Paint Satin A89 Series spray and back rolled in to achieve an even uniform finish.

Metal Entry Gate

• Primer: Spot prime with Sherwin Williams Industrial Urethane Primer rolled on with mohair nap, brush and back rolled to achieve an even uniform finish.
• Finish Coat: One Coat Sherwin Williams Pro Industrial Urethane Alkyd Enamel brushed and rolled to achieve uniform finish.
